LESS RISING OF PROPERTY PRICES

21-3-07 Though there are different versions about the intensity of rising of prices. It is sure the high increments of the last years are being now more moderate. The different political parties are showing different interpretations and opinions about the situation. Different factors need to be taken in consideration, the plot price is increasing and its importance in the final value of the property is progressivly increasing. This tendency had been the opposite in the past, as the building cost used to be the main value of the whole property in the past. Promoters and constructers are forced to adjust more the prices due this land increment. Is it then a good moment to invest in plot purchasing?
Again we find different interpretations. Represents of Mortgages sector allegate the requests of mortgages have not decrease and keep in a high volume. On the other side, Financing entities are offering at the same time good offers and considerable discounts on comissions. Behaviour provoked by the intense competition between different banks and financing insitutions.

NOW LOS CRISTIANOS FACES A DEMO THREAT

21-3-07

Trouble is brewing in Los Cristianos with the latest advance in the continuing clashes over coastal boundary enforcement.

A total of 38 properties in prime positions along the sea front, among them a well-known hotel, an aparthotel and several apartment buildings, are affected by the retroactive enforcement of the demarcation for public land which, under a law passed in 1988, obliges a 100 metre private construction-free zone along the coast. Previously the limit had stood at 20 metres.

The Los Cristianos buildings> currently in the eye of the coastal boundary storm lie between that two kilometre stretch of coast between the port of Los Cristianos and Playa del Callao. Edificios Cristian Mar, Comodoro and the Oasis Moreque Hotel are just three of the familiar names standing on territory officially denominated dominio pblico maritimo-terrestre and as such are effectively occupying public property.

Now the day of reckoning looms - and both public administrations and the people who stand to lose their properties will have a fight on their hands.

The problem is not new and there has been an ongoing agenda of demolitions, appeals, lawsuits and protests prompted by the zeal with which the ministry of the environment is setting about freeing up the cluttered Spanish coastline. There have already been numerous small-scale demolitions, mostly of illegally built houses, in the Canary Islands. Last month several villages in the Anaga district near Santa Cruz were let off the hook after a storm of protests, the argument being that most of the buildings had been constructed well before the advent of the Ley de Costas. But in other cases the authorities are proving intransigent.
